Is your roof in need of repairs or a complete roof replacement?  There are five types of roofing damage that may be a sign that you need to call in your local roofing expert for a roofing inspection.

Roof Shingles that are curling – Curling roof shingles are a sign of an aging roof system. One of the major causes of curling besides age is excessive heat like the heat we experience in the Columbia and Lexington areas. Once your shingles start to curl they become highly susceptible to wind damage and ice damage. Once this happens your roof’s shingles will become rigid and will eventually break and lose tab edges.

Bare Spots on Your Roof – Ill-placed downspouts and lack of eavestrough can cause a waterfall effect that causes roofing shingles to shed its granules over time. Aging of a roof system or physical damage can also cause bare spots and a loss of roofing granules. When the protective granules of a roofing shingle are lost the shingle begins to harden from heat and sun exposure. Granule loss on a roof system will accelerate aging and shingle decay and can become a pathway for water to enter your home.

Broken or Missing Shingles – Broken and missing singles weaken a roof system’s ability to shed water. Weakened roofing shingles eventually become an entry point for water to enter your home creating unnecessary, expensive home repairs. Two common causes of damaged shingles are excessive wind and physical damage. If your roof is experiencing this damage you need to call an established, local roofer in the Columbia and Lexington areas.

Buckling Shingles – Another type of roof damage to look for is buckling. Buckling shingles are usually visible and usually run vertically up a roof slope. Buckled shingles are extremely susceptible to wind and ice damage. Once a roof has buckled shingles, it becomes subjected to wind possibly stripping shingles from the roof. Overall roof age and wet or poorly installed underlayment are common causes of buckling shingles.

Damaged Flashings – Roofing flashing that is normally installed around skylights, valleys, eaves, stacks, and chimneys is subject to separation, lifting, and having dried out caulking. The flashing can lift and separate from the roof’s foundation as your roof ages and experiences general expansion and contraction. Expansion and contraction can cause fasteners to become loose and again create a path for water to enter.

If your roof is experiencing any of these signs of damage you may need to have your roof repaired or replaced by a local, certified roofing contractor. A roof leak does not always become apparent on the inside of your home in a timely manner; undetected water can cause extensive damage including damage to insulation and deck sheathing.
